Connecticut SB00257, titled An Act Concerning Evictions For Cause, requires landlords to establish statutory cause before evicting certain tenants. The bill applies to tenants residing in buildings with five or more dwelling units and to residents of mobile manufactured home parks who are 62 years old or older, have a qualifying disability, or occupy the dwelling unit for at least twelve (12) months. The bill defines permissible grounds for eviction, including nonpayment of rent, material violation of a rental agreement or safety rules, or a landlord’s bona fide intention to use the dwelling unit as a principal residence for the landlord or a qualifying family member under specified conditions. If enacted, SB00257 expands statutory just cause eviction protections for defined categories of Connecticut tenants.
The bill also requires landlords to provide written notice of these eviction protections and sets forth procedures related to verifying whether a tenant qualifies for protected status. SB00257 was introduced on February 19, 2026, during the 2026 General Assembly session and was referred to the Housing Committee for public hearing on February 24, 2026. The bill specifies an effective date of October 1, 2026.
