Quiet Title

 

A Quiet Title action is one to clear an item off of a property’s title report. Prior to selling or refinancing a property, the purchaser and/or lending institution will want insurance from a title company insuring their interest in the property. Numerous items such as liens and prior mortgages may incorrectly appear on your property’s title report. Additionally, other parties may claim title to your property through deed or survey issues. These items may greatly impair your ability to maximize your property’s value through sale or refinance.  If you believe that you may not have clean title it is advisable to speak with a real estate attorney as Quiet Title actions can take months or years to complete.
