Mortgage rates fell in the week ending September 5, 2025, with the 30-year fixed dropping to 6.49%, the lowest level in nearly a year. According to the Mortgage Bankers Association (MBA), both purchase and refinance applications rose, marking the strongest demand since 2022. This shift may reflect investor bets on Treasury yields and growing expectations of Federal Reserve rate cuts. The combination of lower rates and rising application volume may signal a potential inflection point in the housing market after months of stagnation.
Yet questions remain about sustainability. Affordability challenges persist as home prices remain elevated, and supply continues to lag demand. However, while rate declines can spur short bursts of mortgage activity, affordability pressures from high home prices and limited supply may continue to constrain the broader housing market. For lenders and servicers, the uptick offers a welcome increase in pipeline volume, but whether this momentum endures will depend on broader economic conditions and the Federal Reserve’s policy trajectory.
